Hill Country Stays is a proud member of the Vacation Rental Management Association. We are also the only local management company who has VMRA Certified employees.

There is no substitute for experience. We have over twelve years of experience in Real Estate that provides a backing for our eight years in the vacation rental management business.

Advertising & Marketing

Hill Country Stays advertises on VRBO, Airbnb, Our Webpage and through multiple social media platforms.

High quality professional photos are a part of our onboarding process, along with providing a detailed description of your property. We earn top placement on these channels due to our robust property profiles and response times to guest inquiries, and our attention to detail during the full guest experience!

Maintenance

The process we follow for maintenance is truly one of a kind! Our dedicated teams come before and after every visit to ensure the property is ready for the guest’s arrival and to ensure the condition of the property is protected. However, we understand that things do go wrong even with our diligent preparations – for example plumbing or HVAC issues, especially with Texas weather conditions. We provide 24/7 guest relations and maintenance services to tackle any issues that arise when guests are at our homes.

Property Checks

Asset protection is our #1 priority. Therefore, we have staff that handles the interior and exterior property inspections of your home each week regardless of a reservation. They use a digital software to log these property checks. We also do full inventories of the home periodically throughout the year and maintenance inspection reports.

Nightly Rates

We use a proprietary blend of dynamic pricing, local knowledge and years of experience to set our nightly rates in order to maximize profit. We work closely with a software partner to monitor the best and highest rates for our properties year-round. Their algorithm monitors the supply and demand of the market and constantly adjust the rates accordingly.

Cleaning & Laundry

We have dedicated cleaning teams that are assigned to your home. The cleaning fees are set by each team and are determined by the unit size. The cleaning fee is charged to the guest on a per stay basis. Included in the total cleaning fee is a linen fee to have the laundry professionally cleaned off-site to protect overuse on your home’s machines. It also ensures that our cleaning crews are spending their time where it matters most.

Supplies

We stock all the supplies needed for a worry-free stay for our guests in your home. Our crew maintains specific levels of each item needed for the house and it is part of our check out procedures. The supply charges are billed to owner’s monthly financials.

Keys & Locks

We install a smart lock onto each home and use a software to assigns a unique code to each guest that is valid only for the reservation dates. Our owners have their own dedicated codes they choose. Each property has a key locked supply and owner closet.

Taxes

We collect and distribute the Hotel Occupancy tax for both the state, county and city (where applicable) for our owners.

Management Fees

We pride ourselves in keeping our management fees fair. We want our owners to know we are partners in their short-term rental business. We make money when you make money. Owner payments are processed through direct deposit monthly and we post statements to the owner’s portal for the previous month’s finances. Making it seamless for owners to collect profits and monitor each reservation’s itemized costs, monthly supplies, and/or any added repairs that may have happened that month. We value our owner’s time and have a $250 budget to allow us to address immediate needs at the home during a stay. All other charges we will seek approval prior to addressing issue.
