Welcome to Harbor House! This waterfront home combines the luxury of lakeside living with all the amenities needed to have a fun adventure. This 3 bedroom, 4 full bath home sleeps 8 and has balconies on all 3 levels where you can soak in the views of Lake LBJ with a favorite beverage in hand! The poolside patio has plenty of outdoor seating space, an entertainment area with a built-in gas grill and outdoor TV, and a covered dining area around the private pool! An interior elevator makes the property easily accessible for all guests and convenient for arrival with gear and groceries. The adjoining garage has been converted to a fun zone containing the provided kayaks, paddleboard, bikes, cornhole, ping pong table and fishing gear along with a second fridge to hold your pool drinks! This home is located on the Colorado arm of Lake LBJ in a gated community close to grocery stores, restaurants, and entertainment including Legend's Golf Course and local wineries!
PLEASE NOTE: There is construction going on from time to time in this neighborhood as it is a new development.

The layout of this 3 story house:
Level 1 - Private Pool and outdoor entertainment area accessed through the Garage. The elevator is located in the garage for easy access. There is an outdoor dining table with seating for 6 along with lounge chairs to relax poolside or watch the flat-screen TV equipped with Roku. This level also has a propane BBQ Grill ready for your cookout. From here there is a gate that will take you down to the boat lift. The garage is converted into a game room and includes ping pong, basketball hoops game, kayaks, paddleboard, bikes, water toys, fishing gear, cornhole and a secondary fridge close to the pool!

Level 2 - Access via elevator, stairs on the right side of the house. On this level you will find the fully equipped kitchen, living room, full laundry room available for all guests, and a full bathroom. There is a dining room table and extra seating spaces around the island to seat a total of 8.

Level 3 - Access via elevator or stairs inside the home. 3 bedrooms and 3 full baths are located on this level, along with a convenient coffee bar outside of the primary bedroom. We recommend drinking your morning coffee on the private patio. There is also a desk nook and strong WIFI available for those who don't want to fully unplug.

Sleeping Arrangements:
• Bedroom 1: Master with 1 King bed, en-suite bathroom with walk-in shower, and access to private patio with a gas fire pit - Sleeps 2
• Bedroom 2: Queen bed with full attached bathroom - Sleeps 2
• Bedroom 3 - XL Twin over XL Twin Bunk with full attached bathroom - Sleeps 2
• Couch in main living room makes into a bed - Sleeps 2

A few restrictions to make sure every guest can enjoy their trip! No pets allowed. No more than 3 cars allowed per HOA rules. Parking is located directly across from the property. Boat or jet ski trailer parking is located in the front of the neighborhood and requires pre-approval to get the access code. Trailers are not permitted elsewhere on the property and any trailers parked in the non-designated lot space may be towed.

The pool does have a heat pump system available, which works by pulling warm air outside to warm the pool (effective only at temperatures above 55 degrees. If the temperatures outside are below a 55 degrees, it will have trouble heating.) If you would like to use the heat pump, we require 24 hour notice prior to arrival and there is an additional fee to heat the pool. Please inquire for pricing and function!

In lieu of a security deposit we require a $60 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.
