Is there WiFI?
Yes, all our properties have WIFI throughout the house.

Are there basic supplies provided?
We provide start up supplies for you.  Each bathroom is stocked with 2 rolls of toilet paper, hand soap, travel size shampoo and conditioner, and bar soap.  We also provide all cleaning products and dish washer detergent for our properties along with 2 rolls of paper towels.  The laundry room is stocked with detergent, bleach, and dryer sheets. The pantry on our properties are stocked with basic items such as salt, pepper, sugar/sweeteners and coffee.  If you would like specific spices or ingredients, we ask you to please bring with you.  There are also local grocery stores where they can be purchased on arrival.

What are the cancellation policies?
Cancellations received 60 days or more in advance of arrival date will receive a full refund.

Cancellations received between 30-60 days in advance will receive 50% refund.

Refunds are not given for inclement weather, lake conditions, or other such “Acts of God”. In the very rare case, the lodging is part of a forced evacuation or the property becomes uninhabitable due to damage or flood, a refund will be given only if other lodging is unavailable.

Release of obligation will be at the sole discretion of Property Manager.

When will I receive my check in instructions?
We will email you 5 days from your reservation date with check in instructions.

Your access code will be emailed to you 24 hours prior to you check in date

Do you have coffee maker and if so what type?
Each of our properties vary on the coffee maker.  There is a description on our listings whether it is standard drip coffee or Keurig.

Do your properties have BBQ Grills?
Yes, each house does vary on the type of grill available.  Please see each description in the listing.  We do provide propane tanks for our gas grill properties.

Is smoking allowed?
No, we do not allow smoking on any of our properties.  Should evidence of smoking be found, a minimum of $500 fee will be charged.

Do you allow pets?
Yes, we do have some properties that are pet friendly.  Please view the pet friendly properties listed in our properties tab.  All pets must be pre-approved with a signed pet agreement, copy of current vaccination records be sent, and you must pay a $100 per pet per stay non-refundable fee. You dog must be leashed when outside. All pet waste must be picked up and disposed of properly. Dogs must not be left unattended inside or outside.  We ask that you please keep pets off the furniture. Thank you for your assistance in this matter.

Where is the best place to launch a boat?
We recommend Kingsland Community Boat Ramp to launch any boats.

Some neighborhoods may have a private boat ramp.  Please refer to our guest book located in each home for locations if they are available.

What are the check-out Instructions?
Check out times can be found on our page and we will also email you full instructions 24 hour before your check out date.
